Santa Cruz – Palm Beach.
Asking Price – 132 000€.
One bedroom flat on 4th floor of a 5 floor building.
37 sq.m. with a 8 sq.m. terrace.

I would like to get this one out fast.

We bought a studio in Santa Cruz a few weeks ago. It’s a very good building – well maintained with everything one would want like gardienne, interphone, lifts etc. The building was constructed in 1970.
Technically it’s in Palm Beach, but is in fact closer to the centre of Cannes than the majority of the flats we have in P.B. It’s on the closer and broader part of the Peninsula.

This flat is immaculate and currently being rented out on a weekly basis. It is sold fully and very completely furnished. Bathroom is very clean and nice.

Kitchen is equipped and clean and totally adequate, although not ‘stunning’ because it is a few years old, and whereas today we would open it up into the living room completely, it is in fact connected to the living room by way of a hatch with sliding glass doors. It’s just a small generational thing – easily opened up if one wanted to – but in Vicky and my opinion, not necessary at all at the moment.

A well cupboarded hall leads into a sitting room with very comfortable chairs, table, and pull-out sofa bed when required. Curtains are a little dark and we would change them for something lighter and airier. Opens via sliding glass doors onto the terrace.

Bedroom is comfortable with double bed, antique bedside tables, lamps etc., and again sliding doors out onto the balcony. Very pleasant. Once again we would recommend hanging lighter curtains. That’s all.
Balcony is lovely – looks East and gets the morning sun until lunch time. Small view of the sea, but otherwise a pleasant view across homes and gardens – with village atmosphere – towards the hills and the sea, a couple of hundred meters away. There are some blocks of flats, but none so close as to affect the view negatively. There is no road this side of the building therefore it is quiet.

Summary : Excellent value. This is a great flat in a good building, with some sea view. Totally clean and complete being fully furnished. Ready to rent.
