Dear All,

Vicky and I have been in Cannes a week and it was not my intention to write to you just yet. I wanted to see a few more apartments and write a fuller letter at the weekend.

Since our arrival we HAVE NOT STOPPED.

Many apartments seen, but we have selected four as very good propositions, and the reason for this early letter is that one of them will not wait.

Our general observation is that the prices being asked are rising quite fast. That is good for those who have bought and not so good for those who haven’t, except that the market is active, which is good for us all. I am not making any value judgement – just stating the facts on the ground.

This apartment is “hot property” and we have been advised that if we do not move fast, we will lose it.
Le Suquet is the Old Town of Cannes overlooking the Old Port and the Croisette, and topped by the Castle. It is an unruly labyrinth of little streets and alleys and winding old stone staircases. The area is small but oozes charm and character.
Position wise it is perfectly placed being over the Western edge of the Croisette and literally overlooking the Palais des Festival making it a couple of minutes walk for conference goers.
It is a magnet for the best and most character filled restaurants in town, and there are dozens of them.
It is equally a few minutes walk to the main shopping streets, the daily open market which is huge and vibrant, and the weekend art and craft market in the ‘place’ by the Old Port.
The apartment in question :
Indoor total habitable space – 47 sq.m.
Terrace (so unusual in Le Suquet) – 30 sq.m.
Asking price (negotiable I think) – 167 000€
Price per sq.m. – 3553 sq.m.
Exposition (aspect) – West.
One enters the apartment building through a well maintained hall and descends one floor down wide and manageable stairs, one floor to the flat below.
The apartment is newly tiled in light travertine throughout, and the main room is air conditioned. The whole apartment has been recently renovated although there is a little ‘finishing’ to do in the bedroom. (Minor stuff – light fittings have not been installed for some reason, and globes remain bare, and a wall alcove needs its panelling to be completed)
Living room – large and very light with two sets of double wooden doors opening onto the terrace. All lights are inset in the ceiling. There is a small built in cupboard.
Terrace – huge for Cannes, never mind Le Suquet. It is light and sunny but has no view. All you see is the buildings all around, however it is extraordinarily French and old world charming. The terrace needs re tiling and tidying up to become the absolute gem that it could and should be. (Simple to achieve and not costly)
Bedroom – no window but has an air vent to the street outside to allow circulation. It is a reasonable size and bright, and has good cupboarding.
Bathroom – beautifully finished with taste and imagination – has a bath (as opposed to just a shower which is common) and a washing machine.
Loo –is separate – very clean and adequate.
Kitchen – is fine and modern with stove, and oven, fridge etc.
The apartment is 200 meters from the castle and a three minute lovely walk to the Old Port and Five to the Palais des Festival.

Studio in Rue Jean Cresp in Palm Beach.
Jean Cresp is the only street in Cannes gated at both ends and therefore security is good and parking never a problem. (Residents have access for vehicles – nobody else does)
It is a wonderfully quiet street and a stones throw from beaches, the croisette and Place de l’Etang which for those that don’t know, is a bustling hub of village life, with restaurants, shops and ‘boule’ played all and every day.
The apartment :
Habitable space – 42 sq.m. (estimate at this stage)
Balcony – 9 sq.m.
Asking price – I doubt very negotiable – 126 532€
Price per sq.m. – 3012€
The apartment is open and light and airy, with a little work needed to refresh on the balcony, and a spruce up throughout.
It is on the 1st floor, and looks East,
Floors are light bright tiles throughout.
Main room – Large, light, fitted cupboards and pull down double bed.
Kitchen – open plan, green tiled, with small sink and window opening directly onto balcony. Provencale feel to kitchen – very nice. Equipped.
Bathroom – clean bright modern and requiring ceiling to be scraped down and repainted.

Terrace – 9 sq.m.
Asking price -125 700€

The apartment is on the ground floor of this very good building in which we (the group) already own two apartments. It opens onto attractive and well maintained gardens and looks at a single story house – typical of the old village with red tiled roof. The sea is a block away, but there is no view of it.
The apartment is in extremely good condition and has been thoughtfully laid out by the previous owners who actually lived in it – so they planned and furnished it for themselves. It is light and bright and tiled throughout with a fully fitted bathroom.
The kitchen is very small but well and thoughtfully equipped.
The main room has fitted cupboards with bunk beds that fold away into the wall, a double pull out bed, fitted cupboards, dining room table and 4 chairs, and a table and 4 chairs on the patio too.
It’s a lovely, fully equipped and furnished apartment in a great position, in a good building with easy access to everything.
Absolutely ready to rent.

One bedroom apartment with excellent rentability, close to the centre. We have five or six apartments in the immediate environs (within 200 meters) and are finding the area to be excellent for all categories of guest.
