Dear All,

I am so busy that I only have the time to list some apartments that I have seen. I am seeing more tonight so if there are any that are really good I will send out a ‘postscript’ within a day – but I can’t wait – must get this lot off.

Firstly, in P.L.30 I described an apartment which I called ‘Bas Californie.’ Friends in U.K. were very interested, and flew over here to look at it, and another very different apartment. They loved the apartment, and put in a preliminary offer of 170 000€ which the owner rejected after a few days, by which time they had decided to buy the other one. That says nothing about the apartment in Bas Californie however – what they bought was so different. The disappointed owner now says ‘you should have talked to me – we could have found a middle ground.’ However I explained that this time the issue was not about price.

It is a beautifully finished apartment, and in a very rentable position. Having now seen a large number of alternatives this one stands out. At under 4000€ per sq.m for what it is – high quality finish and no work to do – it is good.

If you happen to have been sitting on the fence waiting for the right apartment, and this falls within your price range – Vicky, Lao and I would all recommend it. I copy below what I wrote about it a couple of weeks ago. I can send photos to illustrate if required.


One bedroom apartment with excellent rentability close to the centre. We have five or six apartments in the immediate environs (within 200 meters) and are finding the area to be excellent for all categories of guest.

OK – What else?


A little studio apartment in the centre of Cannes. First floor. Very quiet as it opens onto a courtyard, which means it also has no view.

I love Rue Freres Pradignac and it is perfectly positioned for conference rentals. It is a very clean little apartment in a very clean building – good floors, clean white walls and ceiling, simple and adequate kitchen, nicely redone bathroom all tiled and bright. No balcony.

It comes simply and adequately furnished, and is eminently rentable immediately

4th floor studio one block from the Croisette and right in the middle of town – great rentability. Modern building with very smart tiled corridors with sunken lights etc.

The apartment has a good main room, with a very attractive small bathroom off it, and a small and nice/adequate kitchen.

The whole apartment has been redone, and it comes fully and well and tastefully furnished. Leading off the main room is a lovely little semi-circular balconette, just big enough for two chairs and a small table. It is nice and high with an attractive view over very old and well kept buildings, and down onto Rue d’Antibes a little way off. It is quiet and feels very open and airy – bright and surprisingly ‘secluded’. It’s a lovely part of town.

Good clean flat, looks NW over rooves. Very quiet. Good floors but needs kitchen and bathroom to be modernized.

The building itself is tidy and it is interesting because it stands adjacent to an old parking building which is being gutted to create a trendy new shopping arcade which will run through from the Rue d’Antibes to the Croisette. (The flat does not overlook the proposed building site directly)

Very nice big balcony currently being used as a bedroom!

It is very central also, being a block from Rue d’Antibes and a block form the Croisette

This apartment is across the street from ‘Miss Flo – Showgirls’!!!

Having said that it is just off the centre of town, and well positioned for easy access to the Conference Centre and all that goes with it.

Currently the apartment is an artist’s home and studio and well looked after and clean. It is ‘huge’ for this part of town, with a terrace which is covered in with opaque glass so you cant see through it, but the view would have been of the backs of buildings anyway. It is very big and very light and is where he does his painting.

The apartment itself needs to be painted throughout to lighten it, all floors are good and it really needs a new kitchen and bathroom.

It is described as a one bedroom apartment, but the very big main room has a divider and he has created a second bedroom easily. Both it and the main room open through wide glass doors to the terrace. Only the main bedroom looks out at the street (and Miss Flo’s). Some of the ceilings and skirting need attention.

It is on the 1st floor without a lift, but the staircase is good, wide and bright. This could be a great apartment but needs imagination and some investment. But look at the price!

I always look at the higher end of the market (not highest end). A couple on offer at the moment

63.8 sq.m. in the centre. Redone reasonably well but not fantastically, which is to say to reach its potential it still needs some thought and investment. Two bedrooms. 328 000€. Amazing position and on the top floor – great views.

53 sq.m. in Bas Californie – one bed roomed apartment. Beautiful views from lovely balcony over sea, islands and mountains. Best I have seen. Beautiful Italian finish throughout with marble and granite surfaces and floors. Lovely building – 1950’s – La Belle Epoch. (Worth mentioning again – bathroom and kitchen are exquisite) Electric shutters and blinds throughout – incredible picture windows, with views to die for. Has parking. Price – 250 000.

49 sq.m. opposite Hotel Martinez – one bed roomed apartment almost on the Croisette in film star row. Terrace. Garage. The lot. Price – 390 000

52.39 sq.m. just off Rue d’Antibes in Residence Eden Palais III. Two bedrooms – beautifully finished in all respects. Garage. Price 350 000.
