Dear All,

I warned you that I might need to add some apartments to my Property Letter of a few days ago.

Please remember that we are in the business of careful selection. Therefore I am not offering apartments which don’t have what it takes to be good investment properties. We reject many good apartments for reasons that the sellers and agents fail to understand – for example we rejected a lovingly restored apartment last week because it was too close to the railway line, although it was double glazed and didn’t look at the tracks. We rejected another because the neighboring apartment owner obviously has a big dog! The carpet in the corridor leading from the lift is discoloured and smells of wet dog, and we have no way of knowing when the dog will go, or when the carpet will be replaced. It could be years. It would have been a difficult apartment to rent although it was everything one could wish for inside and the building is very good.

We have numerous specific requests that we just have not been able to fulfill yet, but with time we hope we will. For example:

– Two and three bedroom apartments for a moderate price are much in demand, and although we have some, they are mostly high-spec at the moment. We keep looking.
– Run down affordable properties with great position – they are like hen’s teeth.
– Entire buildings capable of showing an early (7 – 8%) return – nothing fits the bill just yet.

This is a lovely one bedroom apartment in a very good block and recently renovated. It has a great deal of charm as the living room and kitchen open through big glass doors onto a terrace with a shade tree in the centre, well tended shrubs around the perimeter, and a retractable awning over an outdoor eating and living area. The ground outside is tiled which is attractive and unusual, and excellent for cleaning and easy maintenance. The kitchen is fully equipped and modern. The Italian furnishing has been so well completed, and the overall effect is so pleasing that I believe that the buyer should make an offer to include all the furniture and decoration inside and outside on the terrace.
The apartment is a stones throw from the Port Canto and beaches both sides of Palm Beach, and a very easy 10 minute stroll into the centre of town. Parking is free and abundant in the quiet street outside and the apartment is south west facing and therefore warm.

I think this gem of an apartment, highly rentable for both conference/festival guests and holiday makers, is a little expensive and therefore a negotiation is in order, particularly to include the furnishing.

This is a beautiful and spacious top floor apartment with the most wonderful view only 10 minutes from the centre of Cannes in the suburb of Croix des Gardes. It is in a small residence of only 11 apartments and has a lovely swimming pool and gardens for residents.

It has been altered so that the third bedroom is part of the living area, making it generously spacious at 48 sq.m. However, the original bedroom door to the passage has been left and covered, so with the construction of just one wall one would be back to a three bedroom apartment. The glass doors and windows throughout give the whole apartment an open and breathtaking feel. This apartment is in an old building, spotlessly clean with a gardienne. It has been renovated in an “Italian” style and is immaculate. The floors are marble with mosaic geometric patterns and are wonderful. The open plan kitchen is beautiful and fully equipped with state of the art appliances and work areas. This is an expensively finished apartment in a central position lovingly created over many years. It is immaculate and furnished beautifully in a modern style, and all the furnishing stays. The single lady whose home it is has to move away due to illness. It is on the 4th floor of a very good building and has a garage (long enough for two cars) and a cellar. The apartment has reversible air conditioning, and is double glazed front and back. There is no noise at all when the doors and windows are closed.

The front balcony has good sun in the afternoons, but is large and deep, and therefore private if one wishes it to be, and the view is South West over the place Gambetta. It has a very attractive bathroom and separate toilet, lovely kitchen, immaculate marble floors throughout, and a spacious bedroom and living room. The back of the apartment looks over the busiest road in Cannes, the Voie Rapide, and consequently the double glazing is essential, but with the windows closed the view is way above it to the hills beyond. The front is so alive and open that the lady says she virtually never opens the doors and windows at the back, and there is no need to. This is a high quality apartment with a big garage in a very central part of Cannes, with every prospect for good rentals, and nothing to do to it, and all the quality furniture is thrown in. For someone looking for a good “walk in” situation, this should suit them very well. The price can be negotiated I believe.

This has potential to be a good apartment in the centre of Cannes, in the middle of the area best known for classy bars and clubs, shopping and restaurants, and only a few meters from the Palais des Festivals. I believe the price can be negotiated quite substantially and at well below 6000 euros per sq.m, with renovations to be completed for 1200 euros per sq.m, the finished price is potentially excellent for such a position. There is a problem! It sits directly above a “piano bar”. I have not been into the apartment at night – the club is not a disco and I am told that it is not very loud. And I don’t know how sound proof or otherwise the floor is. If anyone is interested in an investment like this, I will go there at night with Vicky and listen for some time. The apartment has a charming old feel, old windows and historic wrought iron balustrades, and the view is most attractive – straight down a vibrant and very French little street. There is no building opposite.

This is a luxury apartment in a new building (two years old – therefore it has a 3% notarial and transfer fees instead of the normal 7% for buildings over 5 years) Because it is so close to beaches, and on the near side of Palm Beach it has proved to be a very good renter (we are renting more than one apartment in this block).

It has everything – lovely kitchen, marble bathrooms, elec. Shutters, awnings, double glazing, and air conditioning. It is all Italian and beautifully finished. I believe the price will be fairly negotiable and the price anyway includes all the furnishing and decoration.
