Dear All,
I am going to change the format of my Property Letter a little in order to put in more properties and expand the offers to include luxury apartments and villas (Comments are invited and would be appreciated). Today I will write briefer descriptions, and leave it to you to ask me for details of properties that might interest you or that fall within your budget.

The property market in Cannes has not cooled. It is sometimes suggested that it “has” or that it “will”, or that it “is inevitable”. I believe the truth is that it will be subject to a leveling out from time to time (in the future), but see no reason for it to drop.

Today there is no evidence that there is a surplus of supply – in fact there are few advertisements hanging from the buildings to announce properties for sale, and agency windows are full of the normal pictures of apartments for sale, but many are duplicated all around town, others have been there a long time, and still others are there for decoration only and enquiry reveals that the property pictured is in fact no longer for sale.

We are not finding it easy to find suitable properties to propose to investors, and we are not finding an easing of prices.

Below is the best selection from what we have available and the list includes some very good investment options, as well as some beautiful second homes for those that are in that market.

The first two apartments are unique:

390 000 euros – One bedroom apartment overlooking the Old Port of Cannes. We had an agreement signed on this great apartment in the most unique and amazing position, but for various reasons it fell through a couple of days ago and it is available again. It is in an old building on the 3rd floor, has a lift which is unusual for old buildings, and it has the most wonderful position opposite the Port and the Palais des Festivals, and a panoramic view over the market place, the port and the bay beyond. Some work needs doing on the bedroom and bathroom.

Fantastic rental prospects. It is just waiting to be snapped up, and it will be soon.

477 000 euros – A Villa in Le Suquet – Old Cannes. This wonderful old house is five floors high, with enormous character and an amazing position. It is in the heart of the old town in cobbled pedestrian streets, under the ancient city wall with an unimpeded view across the churchyard and church gardens. It is small because each floor comprises only one room, and a steep spiral staircase works its way through them all. It has original and working fireplaces and little balconies off two of the floors. The main room has a barbecue built into the balcony, and every thing about the building oozes charm. Its windows on three sides look east, south and west.
Very good rental prospect.

And now in ascending price order:

140 000 euros (each) – Two studio apartments in Palm Beach on the 5th and top floor and overlooking the Place de l’Etang. Both traverse the building with views both east (of the sea) and west (of the charming place below). The main western balconies are spacious – one is enclosed to create another room, and the other is open and ideal for outside meals and soaking up the sun. Both would benefit from some renovation to maximize their potential, and have good rental prospects.

160 000 euros – Attractive studio apartment (26 sq.m.) just off the Place de l’Etang in Palm Beach. The apartment is equipped and modern, in a very good apartment building, and is absolutely quiet, overlooking gardens away from the street. A lovely sunny and spacious balcony faces east. Nothing needs doing to it.
Very nice little investment property – in a good position with good rental prospects.

180 000 euros – Lovingly renovated studio apartment (30 sq.m.) in the old streets of the centre of Cannes. It is on the 3rd floor of an old building without a lift, but made up for with charm and feel and exposed wooden beams and fireplace. It looks onto a quaint and quiet courtyard. Good rental prospects.

187 000 – Studio apartment in the centre of town (32 sq.m.) It is on the 3rd floor and gives a feeling of space, being light and bright. The kitchen and shower room are modern and clean and inviting, and the living room is divided into a sitting come sleeping area with pull out beds, and a separate eating area adjoining the open kitchen, in front of a window, and overlooking a bustling little street. Pillars and an arch separate this side of the apartment from the living area. Good position in the centre, accessible to all the shopping and conference facilities, and with good rental prospects.

190 000 euros – Very spacious studio apartment (38 sq.m.) on the Place de l’Etang in the prestigious suburb of Palm Beach. The apartment is on the 3rd floor of a well cared for building, and needs uplifting, painting and a modern bathroom. The kitchen is new. The studio has a deep and wide alcove which is separated to form a double bedroom, leaving a large living room, which leads onto a spacious balcony overlooking the place. Good position on Place de l’Etang, with very good rental prospects.

200 000 euros – Light and bright one bedroom apartment (43 sq.m.) on the third floor in the centre of Cannes close to the Martinez Hotel. Direct access to the Croisette and beaches, entirely renovated, with a balcony and cellar. Very good position, nothing to spend on it, and high rental prospects.

320 000 euros – One bedroom apartment (54 sq.m.) In Palm Beach on the 3rd floor and with a view south and east of the sea. It is quiet and remarkably spacious in feel and has a lovely open balcony with sea view. The apartment is clean and bright but the kitchen is old (although clean) and needs replacing – not a big undertaking. The shower room could do with a fresh tiling also, but that is not essential. Lovely and popular holiday apartment, with good rental potential for holiday makers and conference delegates.

355 000 euros – One bedroom apartment on the 4th and top floor of a well kept building close to the centre of Cannes. It is 60 sq.m. with balconies at the front and back. It is completely renovated in high quality Italian finishes of marble and mosaic, with a state of the art kitchen and two lovely bathrooms. Uplifting apartment with high rental prospects.

440 000 euros – Two / three bedroom apartment (91 sq.m.) in the centre of Cannes. Completely renovated, and only 150m from the Croisette (visible from the small balcony) and 50m from the Rue d’Antibes. It is on the second floor of a well maintained bourgeois building (circa 1908) and has a parking space. Double glazed throughout, and air conditioned. Unusually large, quality apartment in the centre of Cannes – very high rental prospects.

636 000 euros – Three bedroom apartment (107 sq.m.) with a large light balcony (50 sq.m.) facing north and west in the centre of Palm Beach. The apartment needs renovation – a complete refreshing. It is on the top and 6th floor and looks at the hills of Cannes, with the Croisette and the bay of Cannes to the left and the Golfe Juan and beaches of Gazagnaire to the right. Wonderful position in this prestigious area, only meters from the Croisette. (The price has reduced significantly). Excellent rental potential after renovation.

690 000 euros – Two / three bedroom apartment (107 sq.m.) in Croix des Gardes in the Western suburbs of Cannes. Beautiful top floor apartment. It has a huge wrap around balcony (62 sq.m.) and wonderful and panoramic sea views. Ten minutes from the centre of Cannes with a swimming pool, garage under the building, and large cellar. Warm and easy style and luxury, with medium rental prospects to discerning guests. A beautiful second home.

1 378 000 euros – Three bedroom apartment (125 sq.m.) on the 5th and top floor of a brand new (2004) apartment building with a sea view, in the Eastern suburbs of Cannes – 5 minutes from the centre. It has spacious balconies (75 sq.m.) on three sides, is a minute from the sea and has a swimming pool in the gardens, two garages, and every luxury. Glamorous, polished, quality residence with high rental prospects.

1 600 000 euros – Villa near Mougins. The villa covers 350 sq.m. and is built on 5 000 sq.m. of private ground in the traditional stone style with old tile roofing. It is in a private “domaine” with centuries old trees, gardens, swimming pool and garages. It comprises many bedrooms and bathrooms, all finished to the highest specifications, and fabulous living areas and kitchen. The circular tower dominating it all contains a library and the main bedroom suite. Total privacy, highest quality, just a 15 minute drive from the centre of Cannes.
